Ed Engelke has been in real estate for the past 15 years because he wanted to be involved in a business that helps people find their “dream home.”
Engelke recently connected his Engelke Home Sales LLC with United Real Estate to become United Real Estate Mid-South, with offices at 8849 Centre Street, off Stateline Road in Southaven.
It’s a family effort, with son Chad serving as Broker Associate and wife Janet as an Agent as well as staffing the office.
A former truck driver, Ed Engleke left the roadway to bring a home to families looking for their special place to live.
“I always liked the idea of real estate and had the desire to see if I could help people with their needs as far as buying and selling,” Engelke said. “That’s still our driving force, to help folks that are wanting to buy and sell property.”
Engelke earned his real estate license in 2003 and got his broker’s license 11 years later. He started his own business the following year and said the move to the Dallas, Texas-based United Real Estate affiliation meets both customer and agent needs.
“Traditionally, commission was on a percentage split, but United does a transaction base, where it is a flat fee to the listing or selling agent,” Engelke explained. “We’re wanting to create and help agents build their business while we’re building ours, too.” The company has been with United Real Estate since the first of the year. Engelke said homes are selling quite quickly right now because inventory is low and demand is high.
“The market is much different than it was in 2008,” Engelke said. “Right now we have the lowest inventory on record that I’m aware of. In the past, actual listings in the MLS (Multiple Listing Service) would have been anywhere from 1,800-2,500. Right now, we’re around 800 active listings in our entire MLS.”
As a broker, Engelke said he is impressed with what United Real Estate has brought to his business.
“United Real Estate’s corporate is huge,” Engelke said. “They have 62 independently owned-and-operated offices across the United States. Their main corporate office is located in Dallas, Texas and they have another one in Kansas City, Mo. It’s a dynamite company to be associated with.”
“We want to treat the consumer as fairly as possible,” Janet added. “That’s what we like about United Real Estate. They are very transparent and they’re real giving to the community. We do want to treat the consumer as honestly and fairly and do what’s best for them.”
One of the sage bits of advice the Engelkes have for potential homebuyers comes in determining what is wanted against what can be afforded in today’s market.
“Be realistic on what your needs and what your wants are, since the inventory is so short,” Engelke said. “You’re not going to find that perfect house like you did in 2008 because there’s not that many houses. You’re probably going to have to give up something, so you’re probably going to have to decide what is most important and what the house has to have.”
“There’s no reason to be looking at houses if you don’t know how much you can afford,” Chad added. “Then, it’s just staying within that limit of housing, knowing that it is a seller’s market currently. Big demands from the buyer to the seller typically don’t go over too well, because the seller is going to have multiple offers.”
